🏆 New Building: The largest new building application filed last week was in Uptown, where Catapult Real Estate Solutions filed plans to construct a $23 million mixed-use building at 4006 North Sheridan Road. The seven-story project will replace The Holiday Club Lounge and feature 91 residential units across six floors, as well as 38 indoor parking spaces at grade. Built Form is the architecture firm behind the development, and Summit Design & Build is the general contractor.

Longtime Chicago investor and founder of Belgravia Group, David “Buzz” Ruttenberg , sold a shopping center at 2070 North Clybourn Avenue for $18 million to Ohio-based real estate investment trust Curbline Properties last week, about 20 years after he bought it for $15 million.

Amid major supply constraints, Concord bought a nine-building, 182-unit portfolio of mid-size apartment buildings all along the 3400 Block of North Elaine Place for $61.5 million. The off-market deal with Woodbury, New York-based seller CLK Properties closed last week, Concord's Principal Drew Millard confirmed. Broker Sean Connelly of 33 Realty represented CLK.
