“Rising shelter costs have been a major driver of overall inflation, a top concern for the Fed as it meets this week,” said Danielle Hale, Chief Economist for Realtor.com. “There is some good news for renters with prices falling in many parts of the country, especially outside expensive metro markets in the West and Northeast.”

Of the 50 top-performing metropolitan areas in the country, every one saw their median home-sale price stay steady or rise year-over-year in April 2024, the first time this has happened since July 2022.

“The pool of homebuyers taking out mortgages is becoming less white because America is becoming more diverse, and many people of color are in their prime homebuying years,” said Redfin Senior Economist Elijah de la Campa. “The racial wage gap, while still sizable, has also been shrinking. That has made homeownership more feasible for some Black and Hispanic people, though they're still significantly less likely to own homes than white people.”

2023 was a pretty lousy year historically for home sales and based on the most recent statistics covering this year, 2024 is not looking to be much better.
