The first in a four-part series on shopping locally in Montecito, we're throwing some light (and a lot of love) on our shade-dappled Lower Village: Montecito's Coast Village Road and beyond, which has long been a shopping and dining destination for locals, visitors, and lucky accidental tourists. We don't want to boast our main street's amazing array of experiences. On the other hand, here it goes.
Teddy Bear Cancer Foundation (TBCF) proudly marks its 21st year of standing with families battling cancer in the tri-counties in significant ways. What began as a humble grassroots effort has blossomed into an organization now synonymous with hope and critical financial aid for families enduring the trauma of pediatric cancer.
Another local holiday celebration happening next week is on Coast Village Road: Shop, Sip, and Stroll will take place from 3 to 6 pm on Thursday, December 7. Presented by the Coast Village Association and the Rosewood Miramar Beach Resort, this community event features Santa Claus arriving in style to help light a holiday tree while being serenaded by the Santa Barbara Symphony Youth Ensemble, and caroling by the Santa Barbara High School Madrigals. South Santa Barbara County (Goleta to Carpinteria) saw the sale of 1,011 homes and condos in 2023; this is down from 2022 when the total number was 1,382, and down significantly from 2022, when the total number of homes and condos sold was 2,107. Single-family home sales were down 28% from 2022: 735 homes sold in 2023 vs.1,022 in 2022. and 1,542 in 2021!
As we approach the middle of 2024 and the end of Q2, it's notable that as of this writing there are currently 192 homes and PUDs (planned unit developments, i.e. single-family homes within an HOA) on the market in the South Coast of Santa Barbara, which spans from Goleta to Carpinteria. We have not seen inventory this high since October 2020, when the real estate market was extremely active due to 3% interest rates, work-culture shifts due to the pandemic, and an influx of new buyers in our area, again, driven by the pandemic. This is very welcome news for homebuyers, who have been challenged with low inventory, high prices, and high interest rates for the last few years.
