Sterling Bay presented their revised plan for a mixed-use residential tower to replace its approved plan for an office tower at 350 N. Morgan to the local community. The project site is a full-block site bound by N. Morgan St to the east, W. Carroll Ave to the south, N. Carpenter St to the west, and the Metra tracks to the north.
Renderings have emerged for a new office tower being proposed at 590 W. Madison. Planned by developers Third Millennium Group and Hines, the project would replace a surface parking lot at the northeast corner of W. Madison St and N. Jefferson St.
A renovation permit has been issued for the adaptive reuse of the existing structure at 1934 W. North. Planned by Envoi Partners LLC, the existing masonry structure stands at the northwest corner of the intersection of W. North Ave and N. Winchester Ave.
A zoning application has been filed for a new mixed-use development at 2501 N. Clark. Planned by Quest Realty Group, the developer recently presented the plan to the local community. Trammell Crow Company has announced that it has signed a new lease within its Fulton Labs life science campus for Rhaeos. The clinical-stage medical device technology company will occupy 7,344 square feet within a lab-ready graduation suite on the fifth floor of 400 North Aberdeen in Chicago’s Fulton Market neighborhood. The space represents a relocation and expansion of the company’s headquarters and laboratory, which was previously in Evanston. Rhaeos moved into 400 North Aberdeen in January 2025.

The Commission on Chicago Landmarks has approved a preliminary landmark recommendation for the Morning Star Baptist Church of Chicago. Located at 3993 S. Dr. Martin Luther King Drive, the church building was originally in 1912 with the congregation originally founded in 1917 as a direct result of the Great Migration.
Chicago-based developers Range Group and HSA Commercial Real Estate have announced the acquisition of two adjacent parcels totaling 2.25 acres within the Kinzie Planned Manufacturing District on Chicago’s Near West Side. The firms plan to develop a pair of 35,000-square-foot small-bay warehouses on the sites, located at 2519 W. Fulton Ave. and 2520 W. Lake St., capitalizing on the growing demand for Class A infill industrial facilities in established population centers.
A tower crane permit has been issued for the new mixed-use development located at 370 N. Morgan. Planned by Vista Property Group, the development will be the first phase of their three-tower mixed-use development at the intersection of W. Kinzie St and N. Morgan St. The site is bound by W. Kinzie St to the north, N. Morgan St to the east, the Metra tracks to the south, and N. Carpenter St to the west.
A residential conversion is being proposed for a 1920s church at 2625 N. Talman. Planned by Mo2 Properties, the church was constructed in 1925 and was most recently home to the Bethel International Full Gospel Korean Church. The property is located along N. Talman Ave between W. Logan Blvd and N. Avondale Ave.
After Alderman Hopkins announced his rejection of the project last week, developer Fern Hill has revealed its scaled back compromise proposal for Old Town Canvas, its mixed-use development at 1600 N. LaSalle. The project site is bounded by N. Wells St to the west, W. North Ave to the south, and N. LaSalle Dr to the east. Walgreens and a surface parking lot for Moody Church currently occupy the site.
