Connecticut-based developer Commonwealth Development Partners was recently joined by Mayor Brandon Johnson and DPD Commissioner Ciere Boatright to break ground on the residential conversion of 500 N. Michigan, a 304-foot-tall, 24-story building along the Mag Mile that was originally built in 1968 and houses a series of retail tenants with vacant office space above.

Two demolition permits have been issued to clear the way for a new residential development at 2210 W. Belmont. Planned by Barrett Homes, the project site is a midblock property near the intersection of W. Belmont Ave and N. Leavitt St. The two one-story commercial buildings that currently occupy the site will be demolished.

A set of demolition permits have been issued to clear the way for a new residential development planned at 3233 N. Sheffield. Planned by North Park Ventures & SNS Realty Group, the project site is the former home of the Torstenson’s Glass facility. The property is located midblock along N. Sheffield Ave between W. Belmont Ave and W. School St with the CTA L tracks behind the site.

Chicago developer Tree Street Group was recently joined by development partners Magellan Development Group and Mark Goodman & Associates, as well as Alderman Walter "Red" Burnett Jr. and DPD Commissioner Boatright, to celebrate the groundbreaking of 410 N. Elizabeth, the first all-electric, geothermal multifamily high-rise development in Chicago.

The Chicago City Council has approved a residential development at 1720 N. Clybourn. Planned by Contemporary Concepts Inc, the project site is located midblock along N. Clybourn Ave between W. Willow St and W. Concord Pl. The site is currently occupied by a two-story mixed-use building and a three-story residential building that will be demolished to make way for the proposal.

Three demolition permits have been issued for the final three of five buildings that will be replaced by the new DePaul Basketball practice facility. Planned for the northwest corner of W. Belden Ave and N. Sheffield Ave, the new facility will rise across the street from the current Sullivan Athletic Center. The site is home to four 1890s row houses as well as a 1925 courtyard building on the corner of W. Belden Ave and N. Sheffield Ave, all of which will be demolished to make way for the new construction.

The Chicago City Council has approved $5.9 million in TIF funding for the rehabilitation and preservation of the Villa Guadalupe, a 53-unit senior housing community at 3207 E. 91st. Planned by Claretian Associates Inc, the project is located at the intersection of E. 91st St and S. Brandon Ave. Established in 1991 by the Claretian Missionaries, Villa Guadalupe has been a cornerstone in providing affordable housing for very-low-income seniors aged 55 and above, as well as individuals with disabilities.

A revised plan has been proposed for the mixed-use development planned at 400 N. Morgan. Planned by VISTA Property, the project site is located at the corner of W. Kinzie St and N. Morgan St. The project at 400 N. Morgan will be the second phase of a three-tower mixed-use development planned by the developer. The first phase at 370 N. Morgan is under construction and is expected to be completed in Spring 2027.

A mixed-use development is in the works at 2858 N. Halsted. Planned by Contemporary Concepts Inc, the project site is located at the corner of N. Halsted St and W. George St. An existing one-story structure would be demolished to make way for the new development.

Related Midwest has announced the start of leasing for the North Tower of 400 Lake Shore Drive, the 72-story residential tower in Chicago's Streeterville neighborhood. Once complete in March 2027, the 857-foot high-rise will deliver 635 rental apartments to the prominent waterfront site.
